Property Guys Office Design

Historic Modern Revival

This design concept was created to reflect the Property Guys brand, as well as the heritage of the building location in the heart of the Prescott, ON community. To keep with the historic appeal, elements such as stone, existing hardwood, wooden beams and wrought iron were incorporated into the overall design. The existing stone was uncovered on the entire left wall and the existing hardwood was refurbished and stained a warm honey tone.  Since the space had a great ceiling height three wooden beams were strapped to the ceiling and pendant light fixtures were hung below creating points of interest. To promote the Property Guys brand, modern elements with a slight retro charm were also incorporated into the design concept such as; modular chairs and other sleek lined furniture in the energetic branded colours.

Cultural Bedroom Getaway

Transitional Primary Palette

“I don’t want this to feel like my bedroom, transport me somewhere”. These were the words my client said to me upon the first look of this bedroom redesign. We opted for a traditional colour palette with various textures and patterns to create a warm and welcoming space. The stunning Aztec, linen textured wallpaper in a rich primary blue is the backdrop for a handsome leather channeled back headboard. Mirrored glass front nightstands and a coordinating dresser expands the space and adds a sense of luxury. To complete the space, we added a woven jute area rug intertwined with red, mustard and nods of blue paired with keen stripes and vintage textured accent cushions.

Guest Bedroom Retreat

A Touch of Whimsy

Imagine going to visit friends or family and this is where you get to lay your head down at the end of the day! This room had great potential with an existing wall colour and custom cabinet unit that these clients loved. Often people think to get a fresh new look you need to start from scratch, however that is not the case. We up-cycled the existing custom cabinet by painting it with a warm white chalk paint AND we think it turned out lovely! For this space we added a single bed with a rattan petal shaped headboard giving this room a whimsical feel. By angling the bed to the door, we were able to create a welcoming environment. What makes this room stand out the most is the unexpected hanging wall rug. Its vibrant colours and subtle pattern are the perfect backdrop for this small space. Hints of brushed gold, small accents and vibrant accent cushions complete this look, making for a quaint guest retreat your guests won’t want to leave.

An Inspired Bedroom

Crimson, Turquoise & Blush

Watch out 2020, we completed this bedroom design with Benjamin Moore’s 2020 Colour Trend Report in mind! Inspired by this client’s current artwork, we put together a clean and crisp bedroom design with pops of colour dancing throughout the space.  A red crimson, micro hooked wool rug grounds the room and was an excellent jumping off point for us. We reused the existing black metal bed and white leather ottoman which then allowed us to add another pop of colour with a rustic, soft green cabinet. Since this room had such a neutral base, we selected a linen textured wallpaper behind the bed which adds a sense of warmth. The perfectly coloured toss cushions, blush velvet drapes and over-sized plaid throw tie this colour palette together seamlessly.  We don’t know about you, but we think this unexpected colour palette dominates this cozy bedroom!

Modern Kitchen Design

Our clients vision was clear, a modern and clean design that is beautiful and functional. 

 

The overall placement of the appliances worked well for these clients so we stuck with the original layout. By removing the wall that separated the dining and the kitchen it unified the two spaces creating a large open concept design. It also gave us the ability to add an island. We still wanted a slight separation from dining to kitchen so we opted to keep the hardwood floor in the dining room with a seamless transition of the new Karndean kitchen flooring. 

 

The island had to be a showstopper. We chose stunning walnut wood style cabinetry complimented with an elegant calacatta quartz top complete with a waterfall edge! It has storage on the front and back, a charging shelf and ample seating space. 

 

The flat panel doors in a glossy white give this kitchen it’s modern aesthetic and appeal to the clean lined look. A large pantry with a coffee bar area, as well as an appliance garage take advantage of the newly enlarged space giving these clients storage for all of their household kitchen needs. 

 

We also can’t forget to mention the stunning calacatta quartz backsplash that creates a harmoniously seamless feature that is absolutely beautiful! 

 

When you walk into this space you just have to stop and take it all in. We are truly pleased with the outcome and so are our happy clients.

Sweet & Charming Nursery

A soft and feminine colour palette of pink and grey with yellow and white accents form this sweet and charming nursery. Traditional damask and vintage patterns on the drapery and rug allow the room to grow with this little girl. A washed oak dresser and nightstand paired with a coordinating wire brushed grey wood crib add an eclectic vibe to the overall space. We took it one step further by changing out the knobs of the dresser and nightstand and we LOVE how it turned out. Above the dresser hang a grouping of the cutest baby animal prints!  These prints are seriously a cuteness overload! As you move your eye around the room there is a string of twinkle lights draping over a gold mirror above the crib. In keeping with the traditional and eclectic look we were going for, we introduced a Thonet bentwood rocking chair. The elegant flowing lines of this century piece are organic and timeless. We decided to refinish it in creamy white chalk paint and a chevron pink upholstered seat. A coordinating pouf sits with it for added comfort and texture. Since books are an important part of this family’s life, we installed shelving to display a portion of the children’s books they had already received.

This kitchen was dark and needed a facelift. We removed the existing backsplash, the black laminate countertops, the old linoleum floor and the tiny island that was completely impractical for these clients. We also expanded the space by removing a portion of the wall leading to the basement. A new knee wall allowed for the basement entry to be less closed off and awkward. It also opened up the back door entry making a significant difference when coming in and out. 

 

A new quartz counter with a beautiful stone design, mixed with greys and charcoal elevate the wood cabinetry, but still keep some interest within this space. Of course since we replaced the countertops we installed a new Blanco silgranit truffle undermount sink. The cabinetry hardware was already black so we decided to do the faucet in black as well. We really wanted to keep the backsplash light so we opted for a slab glass backsplash which reflects the natural light coming in and also gives a slightly modern feel. For the floor, we ripped up the linoleum and we decided to lay down cork flooring, which is super sustainable and very easy on your joints. If you do a lot of cooking or spend a lot of time in the kitchen this is going to be helpful for your body. The cork we chose is a light white washed look with some brown tones, which again elevates the wood cabinetry. 

 

In continuing to keep things lighter we decided to do the light fixtures in a brushed nickel finish. Seeded glass pendants over the sink are a beautiful touch with new pot lights throughout brightening the space. By adding a pendant over the table it creates a lovely dining experience. Removing the tiny island allowed us to replace it with a small counter height bistro table. We chose one with a glass top paired with contemporary upholstered stools. The element of fabric adds some softness to the overall space. When you’re designing a kitchen there’s a lot of hard elements that go into it, so adding multiple textures elevate the space. 

 

Ultimately by adding this bistro table it changed the function of this kitchen for these clients. Now they have a nice little place to sit while they cook and entertain.

 

Finally, the last thing we changed was the paint colour. It was quite dark and slightly too grey, which just didn’t contrast specifically well with the wood cabinetry. We went with a colour called spa by Benjamin Moore. It has a slight green tone to it without being neon or to vibrant.

 

Sometimes it’s important to remember that you don’t need to change everything for your space to feel transformed. Changing some minor details will immediately make a difference and you can enjoy your space without breaking the bank.
